Model Overview:

The ACK40 is a fully finished, factory-built accessory dwelling unit built on the same proven platform as our Core40, reimagined with the cedar shingles, true-divided-light windows, and pitched gable roof that define the New England cottage tradition. One bedroom, a living room, a galley kitchen, a full bath, and a utility closet. Everything a complete home needs, in 320 square feet of thoughtfully engineered space.

Every ACK40 ships with solar power as standard: a 3.28 kW array, 10.48 kWh of LiFePO4 battery storage, and a 6,000 W pure-sine inverter, all included on move-in day. Heat pump HVAC, Energy Recovery Ventilation, closed-cell insulation, and continuous six-sensor indoor air quality monitoring round out a home that performs as well as it looks. A local-first smart home hub runs lights, biometric entry, and energy monitoring with no subscriptions and no third-party servers. Under the cedar shingles, it is the same home as the Core40: same steel module, same solar system, same smart home platform, dressed for coastal New England.

The ACK40 is delivered fully finished and set on reversible helical piers, with no concrete slab and no lasting footprint. It is engineered for coastal wind loads, with a steel structure that gives mold and termites nothing to work with structurally, and built with roughly 80 percent less jobsite waste than stick-built construction. Whether placed as an ADU on an existing lot, a workforce housing unit, or a standalone coastal cottage, the ACK40 is the rare home where affordability, sustainability, and durability are not a trade-off. What’s Specific to the ACK40

The ACK40 is the same proven platform as the Core40, reimagined for coastal New England. Where the Core40 leads with a clean modern aesthetic, the ACK40 wraps that same steel core, solar system, and smart home in cedar shingles, divided-light windows, and a pitched gable roof designed to look like it has always belonged on the street. It comes in two versions: ACK40 Island, built to meet Nantucket Historic District Commission standards with true-divided-light Marvin windows and island ferry delivery; and ACK40 Mainland, the same cottage look with simulated divided-light windows for Cape Cod, southeastern Massachusetts, and coastal Rhode Island. Both versions are priced all-in, including foundation and all site work, and are installed in less than a week.
